We recently moved to Arbor Lakes and our experience has been amazing! The office manager Bill has been extremely accommodating and organized, and the maintenance staff is second to none. The entire staff is adamant on making sure you have everything you need. The complex itself is quiet and you honestly can’t beat the location. Would recommend this complex to anyone!

Just moved in last weekend and arbor lakes is such a beautiful community, definitely a place to call home. Kyle in the office was extremely helpful throughout our touring, to application process, to anything else we needed to move in. So excited to continue living here

The staff and maintenance team are very friendly and great at communicating with you. They are very attentive to your needs and are always willing to help you with any concerns. The apartments itself are quiet and spacious. The shared areas are clean and the parking lot always has available parking. Whenever I had any issues or when something was broken management made sure to take care of it as soon as possible. I have not experienced any pest which I know may be a concern when looking at apartments. Would definitely recommend Arbor Lakes for anyone looking for apartments.

Beautiful community with ponds and many adorable animals. Lease office staff (Bill and Karl) are especially helpful to make us feel at home: they made sure the move-in was as smooth as possible, accommodated our needs, and are super responsive to our questions and requests. Beyond that, the apartment itself is spacious with abundant sunlight!

As a five year tenant client of Arbor Lakes Apartment Community located in Arlington Heights, Il, i am taking this holiday opportunity to thank Bill Bennette, and the balance of the management and maintenance teams for the services, considerations and personal attention they have provided over the course of the past year. Having lived the past 60 years in a single family residence, I had great apprehensions about apartment living. To my great surprise, I and my family have been greatly and happily surprised by the quality, respect and timely considerations we have received by staff for any number of request we have made during our stay. The management team goes beyond any reasonable limits usually provided including assistance in personal needs they are aware. the service crews provide prompt and professional work on a regular basis with great respect and consideration for my premises. Having said all of the above, it was surprising and enlightening to find out how competitive Arbor Lakes Apartments is in the area we live given the quality they provide. This statement is based on my research of six other similar properties in the area who I visited in making a recommendation for my daughter who was searching for housing in the area. Started looking and visiting so many apartment complexes for months. Arbor Lakes is a hidden gem !! This is by far the most beautiful place I have ever seen. I've been here a short time but knew this is where I wanted to be from first visit. Acres of streams waterfalls..peace and serenity from daily grinds!!! Maintenance has been extremely attentive the grounds are gorgeous the office staff is there to help you... I cannot be more happy to find what I considered to be my home. . Don't settle ....at least check this place out! Jennifer is amazing and goes above and beyond! I'm am positive the entire staff is wonderful and when Jennifer was out the rest of staff jumped in to respond. I look forward to bringing all my old neighbors to see for themselves.... I’ve been a resident at Arbor Lakes for about 2 1/2 years. My experience initially was not great but acceptable (completely different office staff than now), especially given the fact that I moved in at the beginning of Covid. Other than my high rent increase when renewing my lease this past May (which I believe this is happening at most places right now given the economic climate), my experience the last year has been AMAZING. Jennifer, Steve, and Bill (the Manager) in the office are awesome. They go above and beyond to help residents. Their response time is prompt and their follow-up is excellent. Bill does a great job at keeping the community in the loop. Maintenance has ALWAYS been outstanding since the beginning… friendly, thorough, professional, never annoyed no matter what the issue is or the time. The community itself is well kept, and beautiful with the fountains, streams and ponds. By far, the last year at Arbor Lakes has been my best renting experience ever. I would highly recommend this community as your next home! 🙂

I moved into Arbor Lakes 3 weeks ago, moved from Michigan. My experience here has been very comforting, moving is always high stress situation. The manager Bill Bennette is very good at his job, he makes sure all residents have their issues addressed as soon as possible. The whole team here at Arbor Lakes (AL)are very accommodating, treating all residents with respect is what they do every day. I am very happy I chose AL as my new home.

We signed our lease in the middle of March to get the rent price we wanted but couldn't officially move in until April (our previous lease did not end until middle of April). Paying a month of double rent was not ideal but so far, it was worth it because this complex is so much better than our last one! The largest unit, which is what we have, is smaller than our last apartment but what we lack in space, we make up for in everything else by living here. The leasing office has been great and friendly and every maintenance issue we have had has been taken care of in a timely manner. The complex is beautiful and well maintained and we have really enjoyed the amenities so far. Despite a miscommunication with the leasing office in the beginning, overall, we are very happy here. A friend of ours used to live here and really liked it and we can truly see why!

We've lived here for 2 years and just recently moved from a 1br to a 2br. Bill was incredibly helpful with the tours and leasing process. The front office and the maintenance team exceed expectations. All of our needs have been addressed promptly. The cleanliness of the community is a priority and it definitely shows! Beautiful complex in a great location. Highly recommend!

I’ve been living at Arbor Lakes for a few months and I love it! We’ve only had a few minor issues but every time we contact the office, they’re quick to respond. The landscaping and water features are fantastic, I’ve never see anything like it and it makes me feel like I’m living in paradise. I think the location of your building and apartment will greatly determine your experience - I’m very lucky that there was a 2nd floor, south east facing apartment available with two balconies right over a pond and we have plenty of parking outside our building. Although I can hear my neighbors a little when I’m in the hallway, it never transfers into my apartment. Every apartment complex in the world is going to have pros and cons, and with everything going on in the world, delays are inevitable but management has been great about keeping us updated if anything changes. They’re constantly asking for feedback and making improvements. I’m really happy I chose Arbor Lakes!

Been living here for some years now The Staff in the office are really great, very nice also go's out of there way any time I've asked! And the Maintenance are on the job any problems I've had there on it right away! I'd recommend it to people on a scale of 10!

Arbor Lakes is an incredibly beautiful community and managed by the most helpful, wonderful team. It's a pleasure to work with them. Truly doesn't get better than this.

I have been helping my son look for an apartment. We have looked at many places in the area. I believe Arbor Lakes was our seventh tour. What an incredibly nice and helpful staff. The property is beautiful and the apartments are renovated and very clean. The application process is easy and the up front cost is much lower than other properties. There is no security deposit. Highly recommend.

I moved here in October. I was tired of being taken for granted at another apartment complex. I’m amazed on a daily basis by the great service, care, and amenities here at arbor lakes. Great neighbors, responsive service team, and a front office that is second to none. Great value without the sacrifice of comfort!

Lived at Arbor Lakes for 6 years, the new property managers have done a lot to improve the quality of management and living there in the last few years (package storage lockers, fast maintenance service, improving shared spaces like the pool and gym). The property management has been flexible and very understanding when it comes to making things work for their tenants, they get 5 stars. The buildings themselves are nice, many have been renovated with laminate. There is now a pedestrian entrance to the forest preserve right across the street and easy access to the highway and shopping. The major improvement I would have loved to see is additional laundry options, we shared 1 washer and dryer with 7 other units, I'd have loved to see in-unit or at the very least an additional set of units to offset the bottleneck of laundry. It's enough to knock off a half star if I could. There are still some challenges with deliveries, as many don't end up in a locker and we had one package that was stolen, but overall it is a pleasant place to live.

I lived at arbor lakes apartments for more than a year, moved out as I was moving out of state, If not I would have definitely stayed there much longer. My stay at arbor lakes was absolutely amazing. My apartment was right next to a pond, It had a great view and the pond area felt like my backyard. The management is great, it changed while I was there but both of them were really good. Maintenance is really good, they respond timely and fix everything as soon as possible. I had some change in move out dates and Chrystel from the leasing office was very polite and accommodated my requests promptly. Overall, I had a very pleasant stay.

Lived here for almost 3 years and loved the stay. Maintenance was prompt and the management team was communicative and understanding. Also the apartments were kept nice on the outside and provided easy access to the highway without the noise. Chrystel helped my wife and I move between units and we were thankful to her and the team for all of their help!

Although my time here was short lived I absolutely Loved this apartment. Not only did I love the layout and aesthetics of the unit but management was very nice. I had personal issues where I had to leave the unit earlier than expected and Chrystel did her best to stay in contact with me about the lease situation and how to handle it. She eased my mind thru the whole thing and finally helped me me get it figured out. All management was great but special shout out to Chrystel!!

I've lived here for the past couple of years and I have to say its a very great and open area to live. The property is clean, tenants pick up after their pets and they have 24/7 on call maintenance. If I didn't need a bigger place, I would still live here. Thank you for such a great experience overall. Keep up the good work!!

We are living here 14 months and renew our lease again. Very new and fresh apartments with own ( per unit)central heating and A/C which saves on monthly bills, clean property, kids ground, summer pool, pets yard, lots of parking, nice area and professional fast responding managers. Highly recommend

My husband and I have been living here since April 2018. Love everything about our unit and complex. Wrote a previous post saying we found our retirement spot here. We just received an option for renewal. Ready to sign but the huge increase, nearly 50.00 is impossible for us to pay year after year. We pay all extra utilities, high pet rent, etc. That is a very high increase. Why? We will have to sign a very short'term lease now and very sad to move. Not the place to retire with such high rental increases. UPDATE: We will be here 3 years in April. We love it so much here. Everything, office staff, maintenance crew, grounds. Our building is wonderful. Best neighbors in the nearly 3 years here. Have seen reviews where people say paper thin walls, NOT TRUE. Only time you hear anyone is in hallway, absolutely normal. We face Lake-Cook, but my husband loves our end unit and mostly our building because of our wonderful neighbors, all of them. I personally want a pond view and an Ontario unit for the open kitchen area. We shall see. We plan on staying here as retirement home for sure. Anyone considering moving here you will absolutely everything Arbor Lakes has to offer😊

I lived in arbor lakes for 4 years. Just moved out of state. One the best place I have ever rented. Management is awesome under Kara! She is one of the best person to work with and super helpful with everything. Maintenance crew comes and get things done in no time. I highly recommend this place. Cheers

It's a really good place to live and be safe. The management office team is amazing especially the new manager Kara, she is super nice and very thoughtful. The maintenance service is great, they response asap to your request. I would recommend that place to live if you are looking for an apartment in the area. Their models are upgraded which is nice and you won't have to worry about anything. You are close to Hwys and shopping areas around you.

I have been at Arbor lakes for about 6 months now. Kara and her team are great. I had some issues/questions at first since I am new to the area and Kara went out of her way to assist me and make me comfortable and even gave me some recommendations and made my transition to the area painless. Whenever I have had any questions or concerns Kara and her staff have been amazing and taken care of them ASAP. Even minor maintenance items the maintenance team has been awesome as well. My apartment is beautiful and overlooks the lake/fountain and is well worth the value. I highly recommend this property to call home.

I lived at arbor lakes for 15 months and have had nothing but a great experience. The maintaince staff is always responsive and helpful and the property is beautiful.

Arbor Lakes has been amazing for our short term stay. The grounds are lovely, the maintenance staff incredibly courteous, trustworthy and get problems resolved VERY quickly. Apartments are newer, laid out nicely and very quiet. Kara and Mallory in the office are not only professional and efficient, they are genuinely wonderful ladies. Their smiling faces and personalities make you feel so welcoming every time you enter the clubhouse. If you need a forever home, or just a short stay as we did, look no further. Arbor Lakes will not disappoint! A true gem in Arlington Heights.

Mallory and Jen were both very helpful with the move in process and getting me setup. Apartments are great, quiet, and up to date.

This has been the best apartment hunting experience I have ever had! Everyone I have dealt with has been amazing and very helpful. All my questions were answered and if I thought of any at any point I was able to call and someone helped me right away. The apartment is stunning. Very clean and well kept. Everything is updated, the kitchen cabinets and counter tops, the appliances, everything is beautiful. On a day it snowed a lot and all day the snow removal was kept up with and the parking lots were always plowed and same with the sidewalks. They are even making sure I get everything I want in an apartment. Like wood floor, that is a must for me. They accept pets which is also a must for me! I have been working with Malorie and she has been amazing! She was so friendly the minute I met her. She answered all my questions right away is always there if I have any other questions. I can't wait to move in! Arbor Lakes definitely feels like home! Thank you for everything!

I have been living here for 1 year 9’months. It’s a very quiet and peaceful community with beautiful landscapes and water lakes. Maintenance requests will be taken care immediately.I have to appreciate maintenance guy Jose use to put disposable socks on his shoe before entering my home to avoid outside dust. Very nice management team.

Met the assistant manager, Malorie today. She was so kind and helpful assisting me in finding the perfect 1 bedroom apartment. Looking forward to moving here soon. The office staff was great as a whole. The apartment I was shown was perfect and very clean.

I have lived here now for just over 2 months. There had been a few changes in staff when we first moved in and I think they’ve hired excellent additions. So far the new office staff as been extremely pleasant I’ve talked with Kara and Malorie a couple times for questions and they were both helpful and nice, especially Malorie. Parking like other people have stated is definitely not an issue. I can go in there whenever I want and get as many guest passes as I want no problem. We have never had a guest towed because we follow the very simple and understandable policy. Maintenance is 100% the best. I’ve needed them twice so far and each time they came right away and fixed the issue like replacing blinds and solving a door problem. Both men were very nice and good at their jobs. The walls aren’t as thin as I thought they’d be. I hear things mostly in the living room from the hallway, but it’s an apartment I expect it as should everyone with common sense. I love that the apartment is dog friendly and the amenities like the gym, park, grill etc. I gave the complex 4 starts because I was extremely excited for the dog park, but I didn’t realize my dog would hate it. The ground is pebbled and he can’t run on it because it hurts his paws and gets kicked up in his face when we does try to run. It’s very awkward. Several people have told me they are dissapointed with it as well as it’s bad for their dogs to run around in. It also gets muddy and flooded on one end. My dog is VERY important to me, if the ground could be changed for the dog park this would be 5 stars.

Lived here for about a month now. No complaints. Prompt maintenance, clean apartments with very new carpeting, quiet and well insulated! Update: now living here for about 5 months and still no complaints! Maintenance is prompt and always lets everyone know ahead of time when they need to do inspections, office staff is helpful and friendly, grounds are nice, and everything is clean. Of course you can hear people in other units and in the hallway-it’s an apartment!!! Truly could not recommend this place more. It’s been a joy to live here so far. Update: it’s now been over a year living here and I have yet to experience any problems. We just renewed our lease for another 15 months and we couldn’t be happier. The process was easy and fast. Maintenance here is seriously the best. They are so fast and prompt. One of the guys came to fix something and he was working on it for nearly an hour! So impressed still and I’m happy I renewed my lease!

My boyfriend and I have been living here for about 7 months now. I’m not sure about the new office staff but I know that the previous office staff (Amber and Lynne) were absolutely faboulous. The maintenance always shows up so quickly!! Clean apartments. Friendly neighbors. Beautiful views. Unfortunately, As I read in a previous review, it is true that the walls are pretty thin hearing everything in the hallway. Also, my car had a recall on it so I had a rental for about 3 months. I had to keep going into the office every 2 weeks to get a temporary pass and they wouldn’t assign me any longer passes. One week I was a day late on my pass and it was around 9 pm. I called maintenance and asked for a pass before I got towed and they said they didn’t have any and can’t bring me one. SO I got towed for $200!! I went into the office the next day and asked to speak with Sara and she wasn’t there. I asked if I could get renbursed since I LIVE here and the new staff said she would have Sara email me. Never got an email. I just am frustrated because they were aware of my rental situation from the beginning and I feel I shouldn’t have to pay to park in my own parking lot!!

The office staff is great! Whenever i have an issue, Victoria, Lynnea, Sara and Amber are always all over it trying their best to fix it. The pool just opened and i am super excited to have family over to go swimming. The out door activities are great and the Maintenance is amazingly fast. I was worried about the parking passes because some reviews said they charged for passes? but they haven't yet so I dont see why they would start now. it is quite simple not to get towed, have a pass in the car and fill it out correctly, and make sure it is displayed, not sure what is too difficult about that.

I am completely happy in my first month at Arbor Lakes and can't wait for the pool to open!

I have been living here for a month and I have had such a pleasant experience. From the beginning, Lynnea and Amber have been so patient and a pleasure to work with during this whole process. I have read some reviews about rude staff but I would have to disagree. The entire team is very friendly and accommodating. I had maintenance requests that were fulfilled promptly and well. Craig is a very nice man that was respectful when entering the house and wanted to make sure everything was working as it should. The parking passes might sound like it can be an issue but if you just follow the protocol and give your guests a pass after 11 I don't see how this can be such a hassle. You just need to plan a little ahead and keep a couple with you so you don't run out. They will give them to you without any resistance and without charging you. This is for our own security and ensures that the residents have first priority. I have a baby and I know how important it is to have parking close to the door. As far as the noise, Yes, you can hear people in the halls, but luckily it hasn't been a big issue so far. Overall, I think if you are a polite tenant there should be no reason the staff wont help you to feel like you are at home.

Obviously you don't live by my building. Or maybe you live next door? Your review is not correct. I have never been charged for parking and I got an extended pass in December. It was good for 7 days. The girls in the office have been easy to deal with about visitor parking. I'm glad we don't have to deal with all the cars from next door and behind us anymore. It's a nice complex with beautiful surroundings, the apartments are nice, and the staff does a good job.

Arbor Lakes and the staff are phenomenal!! This community has such gorgeous landscaping, great apartment layouts, and a convenient location. We moved up from Florida so imagine the transition and everything we had to get accustomed to! Victoria, is one of the leasing agents in the office. In all sincerity, she is part of the reason we picked Arbor Lakes. She was very helpful and overly detailed as I am, so I felt at ease. I remember when we first came by to look at apartments, we literally had her running around to 5 different ones and providing feedback to help make our decision. She's super peppy, sweet and patient! I know we drove her nuts but it never showed. I had an excel spreadsheet of about 10 apartments and we almost settled for 1 prior to viewing Arbor Lakes. However, we were also sold on the ambiance. They have such beautiful landscaping, great water views, and geese that roam around every so often. It's really nice. There's a lot of character to the buildings as well. We don't have kids but the park area for children is really fun, heck we've been on the swings! They also have a patio area with an outside grill, pool and a BARK PARK! They're so pet friendly, I love it! We have a service animal so it's really nice that he has a place to enjoy as well. TLC is the property management company that took over late 2016. They are very particular about customer service and it shows. They genuinely care and want people to stay long and enjoy themselves. They clearly take very good care of the community as well. They got lucky with the team they have at Arbor Lakes in Arlington Heights. When Victoria was out one day, Sara (property manager) stepped in to assist us and when neither were available, Lannae jumped in. It's wonderful to see such consistency across the board. It's not like, "oh that's your customer." They are all willing and able to go above and beyond. They're such a great trio. And maintenance is great too! So far, we've dealt with Guillermo twice and for really dumb things! I'm not used to gas stoves as I come from FL and we use electric so i wasn't sure if I turned it on and it was working. When I called, Victoria sent him over just in case but, it turned out everything was just fine. Guillermo did mind at all. The first time was when we moved in, he had to turn on the water heater, again a pleasurable experience. Coming from FL, I consider rental rates to be decent here. When shopping around Arlington Heights, I found 2 bedrooms to range from 1300-1600 and that's in a very nice area. Back at home (in those comparable nice areas) you're looking at 1500+++. Arbor Lakes is pretty competitive and within range of the surrounding communities according to the market. We did pay just a few dollars more to live here vs the one we first picked. We do not regret it at all. We gave up more sq ft for a better ambiance and trustworthy staff. What I really enjoyed is that they don't have two different prices for renovated and non-renovated apartments. Why? All of their apartments are renovated. As it should be! Every apartment has granite countertops, stainless steel appliances, carpet and tile. About 80% of the apartments have a water view which is a plus! Although, TLC just began managing Arbor Lakes as they used to have another property management company, they're doing such a great job. They're already starting to have events for the residents. Of course, things take time and approval but we were already invited to an event in October which is nice! Location, location, location. What's most important to ME is Walmart, Ross and good schools and we got it all and then some. There are so many retailers and restaurants nearby, it's very convenient. The train station is nearby as well which is great. You take that straight to downtown and you'll be there in 50 minutes. We have yet to experience the snowy months here BUT from reading reviews and talking to neighbors, it seems that they're pretty quick about clearing out the area. The best choice we made and we have tons of confidence in them!!

Safe place to live. Just lock your doors like you would in any Illinois city/town. Neighbors are friendly. Maintenance staff is prompt. We have been here for almost 2 years now and will renew for right amount.
